Construction

Maybe your family's growing, and you have found out that two bedrooms are no longer enough. Or perhaps you've just bought or inherited a family home in urgent need of refurbishment. You’ve been planning to employ a local builder to re-plaster the walls, do new floors and fit a new kitchen and bathroom but now are left wondering if it wouldn’t be better to hire a construction company and start from scratch. So when is it better to Extend and Renovate and when it might just be more reasonable to Demolish the old structure and build a New House? Below is a list of what to consider before you embark on your project.

  • Planning Permission

    House extensions usually don't require planning applications unless they exceed a certain size. With a new build, there will be far more paperwork to sort out, and you could be forced to adapt your plans. A key factor is the type of house and the area. If it’s in a conservation area planning is more complicated. Also, terraced and semi-detached houses are much more difficult to replace, so you would have to seek the advice of a structural engineer and a solicitor to make sure that the work you plan to carry out is safe and legal.

  • Size of the Project

    If you want to add one bedroom or an open plan kitchen with a stylish kitchen island to your home, a loft conversion or a house extension (or combination of both) would be a good solution. If, however, you want to turn a two-bedroom bungalow into a six-bedroom mansion, it will be easier and probably cheaper (partly due to there being no VAT on new build) to demolish and rebuild.

  • Condition of the Property

    If the structural quality of the property is very poor, then a rebuild will probably be more reasonable than a large-scale renovation and expansion. On the other hand, if the underlying structure is sound and the changes you want are mostly cosmetic, renovation might present a better solution.

  • Property Value

    Check on Zoopla and other similar websites to see if there are any properties nearby similar to what you think your rebuilt or extended and renovated home will look like and compare the selling price with the current value of your home.
