London's Home and Kitchen Extension Builders

Extending your London or Hertfordshire home is the ideal solution when you need an extra room or want a larger kitchen. Using the best quality materials on the market, our construction company has built many bespoke single and double storey house extensions over the last ten years - including rear, side return, wrap around and luxurious kitchen extensions. We operate under fully insured conditions and with the accreditation of the Federation of Master Builders. We offer two types of building services: Design and Build - an all-in-one package where we prepare the drawings in-house to your requirements, obtain all the necessary Local Authority consents and then construct your home extension. Or, if you have already hired an architect to do the design, we can complete your extension project following your existing architectural and structural plans and specifications.

House Extensions in London and Hertfordshire

When it comes to adding an extension to your house in London or Hertfordshire, there are a few options from which to choose. And, thanks to the permitted development rights scheme, you might not need to apply for planning permission if you fit within certain guidelines. Below we have outlined the various types of home extensions available, to give you an idea of what is involved, the costs, and how they’ll transform the look of your property.

Single Storey Wrap Around House Extension - 3d render

Single Storey Extension

Single storey extensions can connect the house with the garden. They come in three different types - rear, side and wrap around (which uses both the back and the side of the property, creating an L shape extension). You could use your extra space to get a new contemporary kitchen diner, cosy living room, or even a home gym.

Double Storey Extension

Two storey extensions are more cost-effective than a single storey, as you will be using the same foundations and roof for both. They are often used to create a large open plan kitchen on the ground level, and a bedroom or an office on the upper floor. Double storey extensions can be built onto the back or the side of the house.

Over-Structure Extension with a Single Storey Extension at the back - 3d plan

Over-structure Extension

If your house has an attached garage or a previous single storey extension you could create a new building on top of it. This type of extension project is ideal if you want to add an extra bedroom or a playroom for the children to your home. If the existing structure has single-skin brickwork, it will need strengthening before proceeding.

How much do House Extensions Cost?

It will mostly depend on the quality of the finish. While the average cost of a complete single storey extension in London is around £1,800 per square metre, if you want your project to be completed to the highest standards, you might expect to pay up to double that amount. A two story extension should work out about 25 per cent cheaper per square metre, as you will be using the same foundations and roof for both.

Do I need Planning Permission to Build an Extension?

This will mostly depend on the size and type of project. Single storey rear extensions might qualify under the Permitted Development if they are not higher than four metres and don't extend more than eight metres beyond the original rear wall in case of a detached home or six metres in case of a semi-detached or terraced house. With double storey rear extensions, this must not be more than three metres. Single storey side extensions must not be higher than four metres or wider than half of the width of the original house. Wrap around, over-structure and two storey side extensions usually require planning permission. Different rules apply if you are planning to add an extension to a flat, maisonette, a house in a conservation area, or a listed property. In this case, planning permission is always required.

What are the Benefits of Building an Extension?

As well as the obvious advantages of adding an extension to your house, such as the extra space, it can also bring loads of natural light to the existing building when using floor to ceiling sliding or bifold glass doors or/and roof lights. It will also significantly increase the value of your home.

3D Visualisation of your House Extension Plans

We want all our clients to be delighted with their new home extensions, which is why we have teamed up with several architectural firms, including London based Lees Architects, to offer exterior and interior 3D visualisation. This will let you see what your extension will look like before the construction begins, allowing you to make any alternations to the design prior to proceeding. Bellow is a 3D walkthrough of our ongoing project in North London.
