When it comes to adding an extension to your house in London or Hertfordshire, there are a few options from which to choose. And, thanks to the permitted development rights scheme, you might not need to apply for planning permission if you fit within certain guidelines. Below we have outlined the various types of home extensions available, to give you an idea of what is involved, the costs, and how they’ll transform the look of your property.
Single storey extensions can connect the house with the garden. They come in three different types - rear, side and wrap around (which uses both the back and the side of the property, creating an L shape extension). You could use your extra space to get a new contemporary kitchen diner, cosy living room, or even a home gym.
Two storey extensions are more cost-effective than a single storey, as you will be using the same foundations and roof for both. They are often used to create a large open plan kitchen on the ground level, and a bedroom or an office on the upper floor. Double storey extensions can be built onto the back or the side of the house.
If your house has an attached garage or a previous single storey extension you could create a new building on top of it. This type of extension project is ideal if you want to add an extra bedroom or a playroom for the children to your home. If the existing structure has single-skin brickwork, it will need strengthening before proceeding.
It will mostly depend on the quality of the finish. While the average cost of a single storey extension in London is around £1,800 per square metre, if you want your exteriors and interiors to be completed to the highest standards, you might expect to pay up to double that amount. A two story extension should work out about 25 per cent cheaper per square metre, as you will be using the same foundations and roof for both.
This will mostly depend on the size and type of project. Single storey rear extensions might qualify under the Permitted Development if they are not higher than four metres and don't extend more than eight metres beyond the original rear wall in case of a detached home or six metres in case of a semi-detached or terraced house. With double storey rear extensions, this must not be more than three metres. Single storey side extensions must not be higher than four metres or wider than half of the width of the original house. Wrap around, over-structure and two storey side extensions usually require planning permission. Different rules apply if you are planning to add an extension to a flat, maisonette, a house in a conservation area, or a listed property. In this case, planning permission is always required.
As well as the obvious advantages of adding an extension to your house, such as the extra space, it can also bring loads of natural light to the existing building when using floor to ceiling sliding or bifold glass doors or/and roof lights. It will also significantly increase the value of your home.
